  • Marjan and RAKEZ have topped out RAK Central Square, keeping the Grade A office complex on track for a Q4 2027 opening.
  • All 26 plots across the wider RAK Central have sold, drawing developers including Pantheon Developments, Lapis Properties, BNW and Sugee Properties.
  • The full district plans about 3 million sq ft of office space, more than 7,000 apartments and over 1,000 hotel keys.
  • A district cooling plant will serve more than 40 buildings at a planned 35,000 refrigeration tonnes.

RAK Central Square reached its topping-out this week, the point where a tower’s frame stands complete and the work turns inward. For a district where every plot already has a buyer, the structural milestone answers a quieter question. Can Ras Al Khaimah fill the offices it is building?

The early signs point one way. All 26 development plots across the wider RAK Central have sold, with developers including Pantheon Developments, Lapis Properties, BNW, Sugee Properties, Major Developments and DARA Properties now committed across the site. Those plots went before most towers rose above ground. Demand for Grade A office space in Ras Al Khaimah has run ahead of supply, and this project is the clearest test of whether it holds.

Inside RAK Central Square

The complex sits at the heart of RAK Central, a joint venture between Marjan and RAKEZ. That pairing brings together Marjan, Ras Al Khaimah’s master developer, and the emirate’s main economic zone. Construction has moved across all five towers. Each office floor runs to roughly 16,000 square feet, shaped for larger corporate tenants. Structural works are complete, while façade installation and mechanical, electrical and plumbing works are underway. The site has logged more than five million man-hours without a reportable health, safety and environment incident.

That record carries weight beyond optics. A build this size holds its schedule only when the work runs clean, and RAK Central Square is still tracking toward a Q4 2027 opening.

A full Ras Al Khaimah business district

The wider plan tells the fuller story. Infrastructure across RAK Central was finished in September 2025, and the district is moving from groundwork into buildings. The RAK Central masterplan sets out about 3 million sq ft of rentable office space, more than 7,000 residential apartments and over 1,000 hotel keys. Retail, parks, public spaces and a central town square fill out the rest. The scale ranks RAK Central among the largest mixed-use schemes in the Northern Emirates.

Read together, the plan looks less like an office park and more like a Ras Al Khaimah business district meant to run on its own. Workplaces sit beside homes. Hotels sit beside shops. The aim is a place where commercial activity and daily life share the same few blocks.

The systems you will not see

Some of the most telling work never shows. A district cooling plant will supply centralised cooling to more than 40 commercial, hospitality and mixed-use buildings, with a planned capacity of 35,000 refrigeration tonnes. Cooling shared at that scale cuts running costs for every tenant and clears rooftop plant from individual towers. Developers commit to central cooling when they expect a district to stay full for decades, not seasons.

What comes next

RAK Central Square now enters its finishing phase, with façades and internal systems taking shape ahead of the 2027 handover. The surrounding plots advance in parallel, each developer working to its own timeline inside the shared plan. Ras Al Khaimah is known for beaches and resorts, so the harder proof will come when the offices open and tenants arrive. Leasing interest will decide how quickly the towers fill. For now, the frame is up. The occupancy question those sold-out plots raised has become a matter of time, with the answer a couple of years out.
